LANDLORD AND TENANT PRICING
STAGE 1 (Legal Notice) – £225.00

For tenant eviction we serve one of two notices under the Housing Act 1988. A Section 8 Notice or a Section 21 Notice. This is usually supported with a letter informing the tenants on ‘help and resources’ available in the event they are homeless or about to become homeless.

STAGE 2 (Court Proceedings) – £1050.00 includes VAT and court fees

If the tenant fails to leave the property upon receipt of the required notices, we will then initiate court proceedings by filing a application for eviction with the particulars of claim and the relevant evidence to support the application.

Stage 3 The Hearing £650.00 + VAT per day

This is an instant service that will save you the processing time as we can load this directly on the courts system within 24 hours of receiving your instruction. Thus Saving postal times. The average time for a bailiff is anything between 6-8 weeks, although some courts are quicker.

Stage 4 High Court Enforcement – £919.00 +VAT

In the event the tenant failed to leave the property after a possession order and date is granted by the court, we will apply to the High court for enforcement upon which officers will evict the tenant under a writ of possession. You are likely to be subjected to an additional fee for the instruction of High Court Enforcement Officers.

Our starting point in resolving disputes between contracting parties is the issuance of a pre-action letter before claim in compliance with CPR 1999. Our objective is to put the other party on notice that court proceeding may be brought against them if a solution cannot be achieved or a remedy.

Our fee for drafting a pre-action starts from £350 to £750 plus VAT depending on the complexity of the matter.

RESPONSIBILITY FOR THE WORK

Mr. Vajira Dhanapa the Principal Solicitor have the day to day responsibility and supervision of  your matter. Mr. Devon Shaw and Mr Wuri Lamin will be your Case Workers in this matter and will be your first point of contact. Mr. Devon Shaw is a graduate at Birkbeck  University of London with a honours degree in law and has completed the Bar Professional Training Course at City University Law school from 2017 to 2018. Ms. Nishika Rochelle is a LL.M. graduate from University of Westminster and a LL.B. graduate from University of London.
